Senior Director, Product Development

As Senior Director of Product Development, Tom Poulos is responsible for the national vision and strategy of Quarterra’s programmatic product designs and development for the companywide portfolio. Additionally, he provides strategic oversight to regional and market specific project teams, ensuring adherence to national standards and achievement of project milestones throughout the development lifecycle including site assessment, due diligence, construction drawing development, and construction administration.
Since joining Quarterra in 2021, Tom has provided programmatic supervision of 5,000 fully developed apartment units representing over $1 billion in total cost. Prior to his time at Quarterra, Tom was a Project Manager for Power Construction where he managed the construction of four mid-rise and high-rise class-A apartment communities totaling $250 million in cost. He also managed internal teams for the development of pre-construction proposals ranging from $10-$100 million and gained experience in luxury single family residential and condo development. Tom started his career at ARCO/Murray National Construction Company where he assisted in the completion of eight office and tenant improvement projects totaling over $7 million in costs. Tom holds an MBA in Finance and Real Estate from Northwestern’s Kellogg School and a Civil Engineering degree from Purdue University. Outside of work, Tom is a proud father of two young children and strongly prioritizes family time. He is an avid Chicago sports fan and a loyal supporter of the Purdue Boilermakers, particularly during basketball season. Committed to health and fitness, Tom stays active through swimming, water polo, golf, pickleball, weightlifting and running. He remains engaged with his Kellogg community by regularly participating in KREAN events. A supporter of the Chicago, IL culinary scene, Tom has been part of a monthly supper club for over five years, where he enjoys discovering the city’s up-and-coming chefs.
