Toddy Thorp is a Vice President of Capital Markets and Corporate Strategy with Quarterra Group. As a member of the Investments team, Toddy focuses on equity capitalization, investor relations, and firmwide corporate initiatives, supporting Quarterra’s expanding capital platform and long-term strategic objectives. Her responsibilities include equity structuring, capital sourcing, partner engagement, and collaboration across investment, development, and executive leadership teams.
Prior to her current role, Toddy was a Vice President at Edgehill Real Estate Capital, a Charlotte-based residential development and investment firm focused on build-to-rent, build-to-sale, and lot development opportunities across the Carolinas. In that role, she was actively involved in capital formation, equity partnerships, and transaction execution, working alongside private investors, family offices, and operating partners to capitalize and deliver ground-up residential development projects. Earlier in her career, Toddy held investment roles at Quarterra Group, where she supported acquisitions, underwriting, market analysis, and strategic initiatives across the firm’s single family rental platform, acquiring over 5,000 homes and deploying $1B+ of capital. She began her career at Wells Fargo in Real Estate Banking, gaining experience in commercial real estate underwriting, financial analysis, and capital markets execution. Toddy holds a Bachelor’s degree from the University of North Carolina at Chapel Hill. She is active in ULI Charlotte and currently resides in Charlotte, North Carolina, with her husband.
